AFFORDABLE HOUSING PRESERVATION SERVICES

Over the past 20 years the community development industry has made tremendous in-roads to addressing the need for affordable housing in Washington State. Despite our successes, the age, diversity, and complexity of our portfolio requires that we bring greater attention to preservation and maintenance efforts needed to keep our existing portfolio affordable, and to keep the project owners sustainable. Impact Capital is taking the lead to provide a central clearinghouse of expertise, training, technical assistance and resources around portfolio evaluation and asset management to focus more attention on the long-term sustainability of affordable housing in Washington State.

To assist with the long-term sustainability of the state's affordable housing, Impact Capital is providing assistance to nonprofits to assess property portfolios and provide technical assistance to both staff and Boards in establishing sound asset and risk management practices.

Portfolio Evaluation Services

Portfolio Evaluation Services staff perform in-depth portfolio assessments and recommend strategic actions to address stresses on the portfolio and the agency.  The goal is to provide a complete analysis of a client's project portfolio and to prepare and present a presentation for the client's staff and board of directors outlining findings, strategies and critical roles of the Board and staff in improving the performance of the client's affordable housing portfolio. Impact Capital will utilizes qualified asset management consultants in providing these services.  Key partners in this work include the Washington State Community and Economic and Trade Development (CTED) Housing Division and the Housing Development Center.


Technical Assistance

Impact Capital will provide technical assistance to both staff and Boards of Directors in establishing sound asset and risk management practices for long-term sustainability of their housing portfolio.  Technical assistance may include establishing long-term asset management plans and related systems, processes and staffing plans. Staff works with clients to refine their asset management systems and reposition their portfolio for long-term success.Workgroup


Asset Management Peer Network

Sharing experiences and knowledge about asset and property management is an essential element of moving an industry's knowledge base forward and can assist in shaping public policy.  In partnership with CTED and the Housing Development Consortium, Impact Capital's Asset Management Peer Networks provide a forum for property and asset managers within the affordable housing industry to discuss issues of relevance, ask questions and share ideas with their peers, and find out about upcoming events of interest.  Peer Networks include regular work sessions and also help identify course topics for Impact Capital's training program.
