Day 1 - Negotiating Commercial Leases (Full Day)
More and more community development corporations are taking on complex commercial and mixed-use real estate projects. One of the key challenges of commercial projects for housing organizations is the complexity of commercial leases. Unlike residential leases, every commercial lease is negotiated to meet the specific needs of each tenant. This workshop is designed to help CDC staff with housing experience better understand some of the unique aspects of commercial leasing including. Participants will leave with an understanding of the lease negotiation process including lease requirements of commercial lenders, rent structures, common area maintenance charges and fees, different ways to structure lease terms, negotiating tenant improvements and incorporating social objectives into leasing documents.

Day 2 - Evaluating Commercial Tenants (Half Day)
One of the key challenges in leasing commercial space is the complexity involved in evaluating potential small business tenants. The strength of any potential tenant depends on such a wide range of factors and each tenant's business and industry is unique. This workshop will help you understand how to evaluate prospective tenants in to help insure that they will contribute to making your project a success. Participants will leave with an understanding of what materials to request from business tenants as part of their application, how to identify baseline tenant qualifications, how to evaluate the financial health of small businesses, how to read credit reports, evaluating capital needs for small businesses and business planning basics.


About the trainers:
Rick Jacobus has over 16 years of professional experience in neighborhood development. As a Senior Program Officer at LISC he provided training, technical assistance and financing to community based organizations leading economic revitalization efforts in distressed urban neighborhoods throughout the San Francisco Bay Area. Prior to that, Rick served as Director of Neighborhood Economic Development for the East Bay Local Development Corporation. He is currently one of eight principals in Burlington Associates, where he works as a consultant specializing in neighborhood revitalization.
