Effective financial management in nonprofit affordable housing is extremely challenging. Boards and managers need flexible tools to project and analyze the financial impact of housing development, operation of developed properties, and a wide variety of resident services and community economic development activities. Increasingly, the core nonprofit has established a variety of separate for-profit and nonprofit entities to develop specific properties. Budgeting and financial reporting needs to provide a clear picture of the financial impact of all of the entities while maintaining the separate integrity of each. This course provides a great opportunity to learn how other nonprofit affordable housing organizations are meeting the challenge of preparing useful financial information for budgeting and monitoring financial outcomes.

This class will explore:

  • Tools to forecast the financial impact of housing development, property management, and resident services activities
  • Cost allocation challenges in affordable housing
  • Tools to plan for and monitor performance of multiple related entities
  • Dealing with restricted funds in budgeting, accounting, and reporting
  • How to get the financial info your board and managers need

About the trainer:
Workshop Leader Kay Sohl has working with affordable housing non-profits for over 15 years. Her work includes training and consulting with boards and staff on budget and forecasting techniques, financial reporting and financial decision making. She is co-author of the Oregon Nonprofit Corporation Handbook, an 800 page cradle to grave guide for setting up, managing, funding and governing non-profits. Kay is also co-founder and former Executive Director of TACS, the northwest's largest training and consulting resource for non-profit organizations. She launched Kay Sohl Consulting in August 2008.
